How to read this price list

Service prices. Materials are the client’s cost.

Prices cover services

Listed amounts cover labour, coordination and project management. We agree the final price after the quantity survey and service-scope confirmation.

The client buys materials

Concrete, reinforcement, membranes, adhesives, tiles, accessories, equipment and deliveries are outside service prices. The client purchases and pays for them separately.

Full scopes are priced separately

For a complete project, we prepare a service estimate and schedule for the full scope. We do not mechanically add individual rates from the table.

VAT is shown clearly

Private-client service prices are gross. Business prices are net plus the applicable VAT.

How we price delivery

Choose how to price the services.

Every project starts with a survey, a defined scope and a discussion of the finish standard. We then agree the contract model.

Selected model: Contract price for services

Both models cover services only: execution work, coordination and project management. The client purchases and pays for materials, accessories, equipment and deliveries. They are excluded from both the contract price and the percentage-fee base.

The initial call and preliminary estimate are free. We prepare detailed documentation as a separate stage before work begins.

From the discussion and available documents, we review the property type, intended scope, timing and indicative service cost.

Detailed estimate and delivery plan

We prepare a detailed service scope, quantity survey, schedule, stages and a separate material list for the client.

PLN 3,875 + VAT
Once paid, the client receives the estimate, schedule, service scope and material list for their own use. If they sign a contract with us for complete delivery, we credit PLN 3,875 + VAT against the final invoice.
Scope of pricing

A complete-project services catalogue.

The catalogue covers only labour, coordination and project management, set at approximately 80% of comparable Warsaw ranges. The client purchases and pays for materials, accessories, equipment and their deliveries outside this list. Standard services are shared by both client groups; only VAT presentation and specialist fit-out scope differ.

Houses, owner-occupied apartments and rental apartments. Table values are indicative gross service prices for consumers. Materials and equipment are excluded from service prices. *The final contract always states the gross price and VAT rate for the confirmed service scope.

The same service scope can produce a different price and division of risk depending on the contract model. Material costs are excluded from this example.

The contract-price variant assumes the full PLN 500,000 is the cost of services included in the agreement. 500,000 ÷ 0.75 ≈ 666,667. The client pays separately for materials, accessories, equipment and deliveries; they are excluded from these figures and from the Open Book fee base. This is an arithmetic illustration, not an offer.

What does the service price include?

Are materials included?

No. Both models cover services only: execution work, coordination and project management. The client purchases and pays for materials, accessories, equipment and deliveries.

Do materials enter Open Book?

No. Open Book shows execution service costs and a fixed percentage management fee. Material purchase prices are excluded from the 15–18% base.

What happens when the service scope changes?

Before extra work starts we show the service description, its price and schedule impact. Any change to the contract service price needs agreement.

Who performs the work?

Form & Finish is the general contractor and one point of responsibility. We select subcontractors, coordinate them, control quality and manage handover.

Can I order one room design or a small repair?

No. Architect collaboration and individual trades are provided within complete apartment or premises delivery.
